The Urbandale Address That Might Not Mean Urbandale Schools

Drive north on 156th Street in Urbandale and cross Meredith Drive, and nothing about the pavement changes. Same curb cuts, same young trees staked against the wind, same builder signage promising open-concept kitchens. But somewhere along that stretch, the mailing address stays "Urbandale, IA" while the school district quietly becomes something else entirely.

That is the part almost nobody explains to a buyer before they write an offer. Urbandale is not one school district wearing one city name. According to the city's own website, residents here are split across six local school districts, and the split does not track cleanly with the ZIP code, the subdivision entrance, or even the block. Two homes on the same street, both with an Urbandale address, can feed two different districts.

Meanwhile, an executive lot listed in Meredith Estates, a mature Urbandale neighborhood built around Webster Elementary, is zoned into Urbandale Community School District, not Waukee, even though it sits close by geographically.

The split is not limited to new construction, either. Timber View Estates, an established neighborhood with homes built in the early 1990s, is zoned into the Johnston Community School District. A recently listed two-story home in Meredith Park, another established Urbandale neighborhood, carries the same Johnston zoning. So the pattern is not "new subdivisions get Waukee, old ones get Urbandale." It is closer to: every address needs to be checked individually, regardless of when it was built.

As of mid-2026, the median single-family sale price across all of Urbandale sits in the high $300,000s, with townhouses trading in the high $200,000s, according to local market reporting, putting the city roughly in line with neighboring Grimes and below Johnston and Clive, where median single-family prices run in the mid-$400,000s. But that citywide median hides a wide internal spread. Active listings tracked by RealtyTrac in the older, more established ZIP code (50322) show median list prices well under $300,000, while listings in the newer northern ZIP code (50323), the same corridor that includes Waterford Landing and Bentley Ridge, run closer to $445,000. As of July 2026, Zillow's tracking put the citywide average home value at $356,126, up 1.6% over the prior year, a figure that sits almost exactly between those two ZIP-level extremes because it is blending two very different markets into one number.

That gap matters here specifically because it means the buyers paying the steepest premium for a new Urbandale build are disproportionately the same buyers whose new home may not actually feed into Urbandale's own schools. If school district was the reason "Urbandale" made the shortlist in the first place, that premium is not buying what it appears to buy on the surface.
