What does a home in The Legacy actually cost?

Search that phrase and you will land on a Hubbell Homes townhome priced from around $299,000, a raw homesite waiting on a custom build, and an active listing on Legacy Drive itself, built by that same builder, asking $1,275,000. All three carry the same community name. All three sit behind the same distinctive entrance, share the same clubhouse and pool, and back up in one way or another to the same 18-hole golf course. None of them tell you what a home in The Legacy costs, because that phrase describes a place, not a price.

This matters more in Norwalk than it would almost anywhere else in the Des Moines metro, because The Legacy is not a small pocket of new construction tucked into a bigger neighborhood. It is one of the largest single developments in the city, and it has become the name buyers hear first when they start asking about Norwalk. Understanding what that name actually contains, and what it doesn't, is the difference between comparing homes correctly and comparing three unrelated products because they happen to share an address.

What The Legacy Actually Is

The Legacy grew out of what used to be called the Colonial Meadows development and has become, in the city's own description, the geographic center of Norwalk. At its core is an 18-hole championship course designed by golf course architect Jeffrey D. Brauer and opened in 2002, playing to 7,089 yards and a par of 72. A regionally unusual circular central road, completed in 2018, connects the community's residential sections to a growing stretch of commercial development along Iowa Highway 28.

Around that course sit more than 900 residences. The developer's own language describes them as suited to "a wide range of housing budgets," which is one of the more understated pieces of real estate marketing you'll find in the metro, because the range in question runs from attached starter product to seven-figure custom homes on the same streets.

Every resident, regardless of what they paid, has access to the same shared amenities: a community clubhouse, a pool, a daycare facility, an on-site doctor's office, and a network of walking and biking trails that connect the neighborhood's sections. A round of golf on the course itself runs an estimated $72 for 18 holes, open to anyone willing to book a tee time, not just residents.

Same Name, Three Very Different Products

Tanzanite Homes markets its Legacy 19 lots directly to buyers who want to design their own home on a site that backs to the course or the tree line, which means the finished price depends entirely on what gets built, not on a set community price tag. And the Legacy Drive listing is not an outlier from some other builder chasing a luxury angle. It's Hubbell, the same company selling the townhomes a few streets over starting near $299,000, building on a lot with direct course frontage and pricing accordingly.

Resale inventory inside The Legacy tells the same story. One recent listing described a walkout ranch home backing directly to Hole 10 of Legacy Golf Club, with a two-story great room, a main-floor primary suite, and an elevated deck looking out over the tee box. Homes with that kind of direct course exposure are simply a different category of property than an attached townhome three blocks in, even though both would show up in a search for "homes for sale in The Legacy, Norwalk."

The Amenities Don't Change. The Price Tag Does.

What makes this genuinely confusing, rather than just a normal price spread you'd expect in any neighborhood, is that the shared amenities are identical across every tier. The buyer in the entry-level townhome has the same clubhouse, the same pool, and the same walking trail access as the buyer who just closed on a $1,275,000 home three streets over. The golf course doesn't check your closing statement before it lets you book a tee time.

That's unusual. In most Des Moines metro communities, amenity access tends to scale with price, at least loosely. Higher-end sections get better trail access, closer clubhouse proximity, or dedicated pool areas. In The Legacy, the amenity package is the constant and the housing product is the variable, which is exactly backward from how most buyers assume a planned community works.

What the Citywide Numbers Actually Tell You

It helps to see where Norwalk sits overall before deciding how much weight to put on any single Legacy listing. As of the June 2026 Zillow Home Value Index update for the 50211 ZIP code, the typical home was valued at $346,379, up 1.8% over the previous year, with homes going pending in about 29 days on average. Redfin's May 2026 data put the citywide median sale price at $334,700, essentially flat compared with a year earlier.

Neither number predicts what a Legacy listing will cost, and that's the point. Looking at the trailing twelve months of citywide sales, prices have moved across a wide band, roughly $325,000 to $425,000, with new construction in west Norwalk, including sections of The Legacy, and newer building in Orchard Hills pushing the top of that range. A citywide median sits somewhere in the middle of that spread by definition. It cannot also describe a $299,000 townhome and a $1,275,000 custom build on the same street, because those two transactions are pulling the average in opposite directions from two entirely different starting points.

It stops being useful the moment you narrow in on a specific community name and expect that name to behave like a price tier.

Questions to Ask Before You Anchor to a Number

Before treating any Legacy listing as representative of what the community costs, confirm a few things first:

  • Is this an attached townhome or a detached single-family home? The two product types inside The Legacy are priced on entirely different scales.
  • Who is the builder, and is this new construction or resale? Hubbell Homes builds across nearly every price tier in the community, so the builder's name alone won't tell you where a listing falls.
  • Does the lot back to the golf course, a pond, or an interior street? Direct course frontage is doing real work in the pricing on streets like Legacy Drive.
  • Is this a finished home or a buildable lot? Legacy 19 homesites through Tanzanite Homes are priced separately from the home you'd eventually build on them.
